Through the Township's master planning efforts and Vision 2020 plan, the Sashabaw Road corridor between Waldon and Maybee Roads has been slated to be developed as the Village Town Center area. This area will have residential areas, senior facilities, retail stores, office space and service orientated businesses (i.e. restaurants, grocery stores, dry cleaners, etc.). One of the major concerns with implementing this plan is addressing the drainage and storm water management needs of these developments. The Township elected to pursue a regional drainage concept whereby, the storm water infrastructure for the area may be shared by all the developments. This would eliminate individual detention basins on each of the properties and multiple discharges to the area's watercourses. A sub-project to this endeavor includes creating a 5 acre Township wetland mitigation bank. HRC, as the Township's consulting engineers, where commissioned to perform the following tasks:
- Research the feasibility and potential costs of this approach
- Determine the drainage district limits
- Identify critical existing facilities to remain and be utilized
- Determine deficiencies in the existing infrastructure and outline the required new facilities
- Quantify future storm water flows from all potential developments in the district
- Route and size all new infrastructure
- Model the storm water flow through the district
- Coordinate with developers for the implementation of the concept
- Design all infrastructure not built by developers, including the primary drain, a 2000 lineal foot 43"x68" elliptical storm sewer.
- Design facilities (wetlands and open drainage courses) that enhance water quality prior to flowing out of the district.
- Create a wetland mitigation bank for Township regulated wetland impacts.
- Administer all construction contracts.
The project was completed under budget which allowed the Township's vision of this Town Center to move forward in an organized and environmentally sensitive manner.
